STUDI KETERKAITAN ANTARA KARAKTER LOKASI DENGAN TIPOLOGI HUNIAN SEWA (KASUS : KAMPUNG KARET BELAKANG,KARET KUNINGAN)

ABSTRAK
Perkampungan Karet Kuningan mengalami tekanan akibat pertumbuhan kawasan komersial. Perkembangan pusat bisnis di Kawasan Segitiga Emas, memunculkan tendensi fenomena permintaan akan tenaga kerja dan fungsi pendukung dari pusat bisnis. Memicu kampung karet kuningan untuk terus beradaptasi akan setiap perubahan dan pembangunan yang terjadi. Adaptasi yang kian terjadi menjadi fenomena baru dalam kampung dimana pertumbuhan fungsi menjadi daerah komoditas yang sangat padat.
Perkampungan Karet Kuningan beradaptasi menjadi hunian sewa yang dilakukan oleh masyarakat penghuni kampung Karet yang merupakan pengembang berskala kecil, yang kemudian menjadi pengaruh untuk terus melakukan pengembangan tanpa adanya tuntutan hukum pemerintah dan tidak terencana. Perkembangan yang tidak terencana oleh pengembang berskala kecil ini menyerupai yang disebut oleh ULI dengan small scale developer builders.
Hampir keseluruhan kampung Karet ini beralih fungsi menjadi hunian sewa dengan pola pengembangan serta pertumbuhan yang relative tidak terencana/inkremntal. Namun produk hunian sewa yang dihasilkan menggambarkan terdapat keteraturan bila dilihat dari segi intensitas pengembangannya serta terlihat adanya keterkaitan dengan lokasi dimana hunian tersebut berada. Melihat pesatnya perkembangan area komersil pada tahun-tahun mendatang, serta rencana tata kota Jakarta oleh pemerintah, menimbulkan kemungkinan akan keberadaan Kampung Karet Kuningan selanjutnya.

ABSTRACT
Perkampungan Karet Kuningan have pressure because the growth of commercial area. The growth of central business area in Segitiga Emas, raises of the tendency about employment and supporting function business center. Trigger their rubber kuningan to continue to adapt will any change and construction of a happened. Transformation continuing happens to be new phenomenon of the village where growth function areas very dense commodities.
Perkampungan Karet Kuningan transform into rental housing conducted by the community of Kampung Karet Kuningan itself. Who later became influence to keep developing without any lawsuits the government and not planned. The development not planned by the developer small-scale it resembles so called by ULI with small scale developer builders.
Almost of kampung Karet Kuningan transform into rental housing develop with no pattern and relative not planned. But the product of rental housing describe there are regularity form intensity and there are related to location where the housing are located. The rapid development commercial area in the coming years, and spatial planning Jakarta by the government, probable cause in the existence of karet kuningan next.
