Salah satu masalah terpenting dalam pelaksanaan proyek konstruksi adalah keterlambatan (delay) jadwal proyek. Keterlambatan pelaksanaan proyek selalu menimbulkan akibat yang cukup merugikan bagi pihak pengguna dan penyedia jasa. Penelitian ini dilakukan sebagai upaya untuk mendapatkan atau mengetahui faktor-faktor yang sangat mempengaruhi keterlambatan penyelesaian proyek konstruksi. Penelitian ini dilakukan pada pekerjaan jalan tol trans Sumatera di segmen Sumatera Selatan. Metode penelitian yang digunakan pada penelitian ini adalah metode deskriptif. Instrumen yang digunakan dalam pengumpulan data melalui teknik kuesioner (angket) dan diolah menggunakan metode statistik SEM-PLS. Penelitian ini ditargetkan untuk dimasukan ke dalam luaran publikasi ilmiah nasional dan Jurnal Rekayasa Sipil. Dari hasil penelitian didapatkan urutan rangking-rangking tiap faktor yang berpotensi terhadap keterlambatan proyek (pada progress 100%) sesuai schedule proyek yang ditetapkan oleh pemilik proyek dan kontraktor. Faktor-faktor yang berpotensi penyebab keterlambatan schedule proyek yang dilaksanakan oleh PT. X secara berurutan dimulai dari penyebab terbesar sebagi berikut: (1). Akuisisi lahan, (2) Sengketa lahan, (3). Keterlambatan material ke proyek , (4) Perbaikan pekerjaan/Rework
