EVALUASI PURNA HUNI PASAR TRADISIONIL STUDI KASUS: PASAR ANYAR KOTA TANGERANG

Pasar Anyar merupakan pasar tradisional terbesar yang terletak di pusat kota Tangerang, memiliki luas lahan 24.680 m² dan berlantai tiga bangunan. Di lantai satu dan dua digunakan sebagai aktivitas jual beli berupa toko, kios, dan los. Sementara di lantai tiga digunakan untuk area olahraga indoor, masjid, dan ruang pengelola. Dari beberapa sumber termasuk dari PD Pasar Kota Tangerang, aktivitas jual beli di Pasar Anyar mengalami penyusutan tajam, banyak pedagang yang menutup kiosnya karena mengalami kebangkrutan, terjadinya kesemrawutan, tidak layak digunakan karena terjadi kebocoran kalau hujan dan becek di dalam bangunan pasar, sehingga dalam waktu dekat akan dilakukan revitalisasi. Dari latar belakang tersebut, penelitian ini perlu dilakukan untuk mengevaluasi kondisi bangunan yang semakin memprihatinkan sehingga Pasar Anyar yang menjadi legenda ini banyak mengalami kemunduran. Standarisasi pasar rakyat yaitu SNI Pasar Rakyat 8152:2015, menjadi rujukan dalam melakukan Evaluasi Purna Huni Pasar Anyar. Metode yang digunakan adalah dengan Evaluasi Teknikal, yaitu Observasi dengan membandingkan kondisi Purna Huni Pasar Anyar dengan Standar Nasional Indonesia Pasar Rakyat (SNI 8152:2015). Hasil Evaluasi Purna Huni Pasar Anyar Kota Tangerang adalah sebagai berikut: meskipun Kondisi Lokasi Pasar 100% sesuai dengan Standar Nasional Indonesia, namun terjadi ketidaksesuaian yang sangat besar menurut Standar Nasional Indonesia (SNI) 8152:2015 tentang Kriteria Pasar Rakyat, yaitu: Tata Ruang Luar Pasar (100% tidak sesuai), Tata Ruang Dalam Pasar (66% tidak sesuai), Fasilitas Kelengkapan Pasar (76% tidak sesuai) serta Fasilitas Utilitas (85% tidak sesuai). Hal inilah yang menyebabkan Pasar Anyar dengan kondisi lokasi yang sangat baik ini banyak mengalami kemunduran.
